The Real Estate Team Lead is responsible for managing all phases of new store development and expansion projects for Toters Fresh. This includes site selection, due diligence with cross functions (GR, Operations, Fleet...), permits with GR, negotiation with Landlord, rent agreement with Legal, layout in coordination with Design & Retail experts, construction oversight, and timely project delivery. The role ensures that all new store projects are executed on schedule, in full cooperation with Procurement Coordinator on all levels (budget, suppliers...) and in alignment with company standards and strategic growth objectives.
Responsibilities:
- Manage end-to-end real estate development projects for new dark store locations, relocations, and remodels.
- Collaborate with team members on site identification, feasibility analysis, and acquisition. - Oversee due diligence, environmental assessments, zoning, entitlements, and permitting with cross-functions (GR, Fleet, Operations...)
- Coordinate with Retail Experts, Designers, Engineers and Operations to come up with the most-efficient layout.
- Develop and manage detailed project schedules and budgets in full cooperation with the Procurement Coordinator.
- Monitor construction progress, perform site visits, and address any delay or issue.
- Ensure compliance with company design and operational standards across all developments.
- Deliver completed sites to operations on time and ready for store opening.
- Negotiate with landlord and manage rent contract with Legal until signature.
Qualifications:
- Bachelor’s degree in Project Management, Construction Management, or related field.
- 5+ years of experience in real estate development or project management, preferably in retail or supermarket sectors.
- Strong knowledge of site development processes, construction practices, permitting, and local regulatory environments.
- Proven ability to manage multiple projects across different geographic areas.
- Excellent communication, leadership, negotiation, and organizational skills.
- Proficiency in project management tools and Microsoft Office Suite; knowledge of AutoCAD is a plus.
- Willingness to travel to project sites as needed.
